3+ New Home Technology is Changing Affordable Housing Projects

As we all have witnessed, the count of affordable housing projects is going up every year. The government of India has already set a target of 20 million upcoming affordable housing projects by 2022. Within three years, the country has seen growth to 21 per cent from 8 per cent in affordable housing projects in the residential sale. With such statistics, the developers are determined to include new advancements in construction. Let’s discuss a few of them here.

#1. GFRG Technology-

The most abundantly used technology in building affordable housing projects is the Glass Fiber Reinforced Gypsum Technology. Initially made in Australia in 1980, this technology is made up of high-density alpha based plaster made from Gypsum. These are refined with glass fibers and are completely eco friendly. The main reason that drives the use of GFRG in affordable housing projects in Gurgaon is that it is prefabricated and can be bent into any shape and size for walls. Numerous developers like the ones operating in Gurgaon, Tamil Nadu, Kerala affordable homes are already planning to use this technology.

#2. Precast Modular Technology-

Precast modular technology is the next in-demand technology all over India. The process involved in this technology is assembling the required items, manufactured in a factory, and then transporting them to the construction site—materials such as steel, fiber cement, and polyester panels. The reason behind its popularity is its cost-effectiveness. Apart from that, it helps in reducing the construction time, making it more desirable.

#3. Monolithic Reinforced Concrete Construction System-

Another advancement is the Monolithic Reinforced Concrete Construction System. This is a well-known technology as it provides inexpensive solutions to upcoming affordable residential projects. Suppose a developer has a predefined cycle, this technology ensures smooth construction of the ceiling, walls, etc. As per the reports, the Central Public Work Department has taken initiatives to adopt monolithic construction technology. The inclusion of such technology will eliminate extra effort in plastering and lessen manual intervention. Currently, this technology is being used in Odisha, Maharashtra, Andhra Pradesh, etc.

#4. Self-Compacting Concrete (SCC)-

Self-compacting concrete is another popularly used technology for constructing new affordable housing projects in Gurugram as it does not require external vibration for compaction. This allows the developer freedom in designing along with increasing the quantity of construction. The usage of aluminum frames is also a new advancement in design in the affordable housing sector, especially in the region around Gurugram.

These are just some of the leading advancements in affordable housing project construction. India is still coming up with different technology every year to achieve the target and make the country a better place for the ones who wish to own their own home soon.
