Know the units before buying a property

Given the vast geographic area India has, the units for land measurement vary from one region to another. Generally, land measurement units used globally are popularly followed in India, but sometimes people get confused with regional real estate measurement units. While dealing with real estate property investments, it’s important to know the land measurements units in India.
Here are different land measurement units used across the globe as well as in various parts of India.
Globally accepted land measurement units
Square feet (sq. ft)
It is the most common land measurement unit in countries like India, Canada, the US & the UK. Square feet is the standard unit used in Indian real estate sector which is also specified by the RERA (Real Estate Regulatory Authority) Act to measure the size of a house or an affordable flat in Gurgaon under the affordable housing scheme in Gurugram.
A square foot is measured as a square with sides 0.3048 meters in length. To calculate the area in sq. ft, multiply the breadth and length measured in feet. E.g. if an apartment has dimensions 20 ft x 20 ft, the sq. ft area would be 20 x 20 = 400 sq. ft.
Square yard
Square yard is most commonly used in Canada, the USA, and the UK. In metric terms, each side of the square is equivalent to 0.91 meters & used as a land measurement unit in the real estate sector, land surveying, etc.
1 square yard = 9 square feet.
1 acre = 4840 square yards
Square yards can be abbreviated as sq. yd or yd².
Square meter (sq. m)
A square meter is referred to as the area enclosed by a square with sides measuring 1 meter. It is abbreviated as m².
1 Square meter = 10.76 square feet.
Acre
An acre equals 43,560 square feet and 4047 square meters. In India, residential plots are more commonly measured in square feet & agricultural land is measured in acres.
Hectare
Hectare is used for measuring units in planning, land sale and agriculture. One hectare is equal to 10,000 square meters and 100 acres.
Besides these units, there are different regional land measurement units in India that people are usually not aware of. Following is a list of land measurement units followed in regions like North-east India, South India and North India.
Northeast India
Dhur
This unit is used to measure land in Bihar, Uttar Pradesh, Tripura and Jharkhand. Moreover, the value of this unit varies from one state to another.
In Tripura, 1 Dhur = 3.6 sq ft
In Jharkhand & Bihar, 1 Dhur = 68 sq ft
Kattha
Kattha is a unit used in the states like Bihar, West Bengal, Assam & Madhya Pradesh.
In Assam, 1 Kattha = 2880 sq ft
In West Bengal, 1 Kattha = 720 sq ft
In Bihar, 1 Kattha = 1361.25 sq ft
Chatak
Chatak is commonly used in West Bengal.
1 Chatak = 180 square feet.
Lecha
Lecha is a unit of measurement used in Assam.
1 Lecha = 144 square feet.
North India
Gaj
Gaj is a unit commonly used in Punjab, Delhi and Haryana.
1 Gaj = 1 square yard = 9 square feet
Bigha
Bigha is the most commonly used measurement unit in Haryana, Bihar, Punjab, Uttar Pradesh, Assam, West Bengal, Madhya Pradesh, Himachal Pradesh and Uttarakhand. Even in this type of measuring unit, the value differs from one state to another.
1 acre = 406 bighas (approximately)
Biswa
Biswa is a land measurement unit commonly used in Punjab, Haryana, Uttar Pradesh, Uttarakhand and Himachal Pradesh.
1 Biswa = 50-150 square yards (the value varies from one place to another)
Biswani
It is a unit commonly used in Punjab, Haryana, Uttar Pradesh, Himachal Pradesh and Uttarakhand.
1 Biswa = 20 Biswanis
Killa
Killa is referred to an acre of land in Haryana and Punjab.
Kanal
Kanal is used to measure land in Himachal Pradesh, Jammu & Kashmir, Haryana and Punjab.
1 acre = 8 Kanals
Ghumao
Ghumao is referred to an acre of land in the states Haryana, Himachal Pradesh and Punjab.
Sarsahi
Sarsahi is commonly used in Haryana, Punjab and Himachal Pradesh.
1 Sarsahi = 30.25 square feet
Marla
Marla is used in Punjab and Haryana
1 Marla = 272.25 square feet
South India
Ankanam
Ankanam is commonly used in Karnataka and Andhra Pradesh.
1 Ankanam = 72 square feet
Guntha
People of Karnataka, Andhra Pradesh and Maharashtra use Guntha.
1 Guntha = 1,089 square feet
Kuncham
Kuncham is mostly used in Andhra Pradesh.
1 Kuncham = 484 square feet
Cent
Cent is used in Kerala, Karnataka and Tamil Nadu.
1 cent = 435.6 square feet
